It is not a prime buy and hold area PER BP  mantra more like west coast and more expensive areas but yoiu have to dig the appreciation and if you ever want to sell it takes a matter of days...I built the house that Shep from southern charm bought  FYI  coincendence but it was fun being on the show.

@Armando Castillo not to doubt you are you saying you have CLOSED on a tape of CA assets at 45 to 65% of TRUE ARV  or  just what they say the ARV is :That would be truly incredible .. out in the mid west Absolutly no problem and you would be over paying by a bunch in many markets at those % numbers... if you have details that would be great.
