Sorry to hijack your post, but I am curious about the possibility of doing STR in this area as well.

However, I would like to gain some practical experience in the world of Notes as well.

Absentee owners are a plus as well...you're really looking to find someone who already has a property manager, does not live locally, and is underperforming (but with a good property/location).

This is not to say this is the only successful method of real estate investing, but as I'm sure you're well aware, with current interest rates and overall market conditions, sourcing and acquiring LTR deals is difficult unless you're going off-market. 

I know there are monthly meetups around town as well that are hosted by individual investors.
