@David Robrecht they (the neighbors) cant make up their own rules, the CCR's are what they are, although only being 10 units, they could very easily get the votes to change the rules.

friend of mine owns a big PM company in PHX AZ he is seeing this happening now.. my worry ( and I voted for Trump) is losing labor..the Hispanic labor is by far the best labor for the money out here.. out in the deep south same thing.. they show up work and do decent work.. you get the locals in the deep south and its anything but.So even if we bring jobs back home for Americans most Americans simply are not skilled laborers they don't know how to do what our Hispanic work force does... they simply don'tSo I am torn..

I guess seller financing leaves me vulnerable to Dodd Frank rules where I would eventually need to find an RMLO.I am also looking at lease options as an alternative method to essentially owner finance the mobile homes to buyers.

It generally will not go away with time unless we are talking decades and legal fees.Yes clearing up a title with a tax foreclosure is a way to do that but not the fastest or most reliable method.
