You need to watch it and even pay attention to things under contract, they don't always work out for various reasons.  

I'm trying to figure out alternatives to having tenants mail checks for rent, mostly because it's come to my attention that a couple of them currently pay by bringing cash or a money order to the owner who lives nearby.  

There are portions of it which are built up like the suburbs, other parts with mansions that need some attention, and our road is all quadplexes that mostly need work.

This was brought to my attention and I am having difficulty accepting this.  

They have also shown initially to be attentive / responsive to info correction issues and overall concerns.I will chronicle my experience in the coming weeks as things progress and keep the community informed on how things go for me.

The current condition might cause you to "sit down" for some time and to pay more attention to your existing properties.
