@Ben Miller VA loan is a phenomenal product to house hack with because of the benefits you gain with it as a Veteran that no other home buyer has and it makes your strategy one that simply can't be beat!

Will definitely keep that in mind as we move forward.I agree that due diligence is extremely important.That first prosperity is requiring proof of funds before they'll allow an offer since it's a VA (Veterans Affairs) loan foreclosure by the previous owner.

The property is in Memphis and I live in Madison, WI, and i'm currently on military active duty (and I have Veteran status) if that helps.

Is it ok for us to require a photograph of the pet along with the pet application and veterinary records? 

If you'd like to connect I'd be more than happy to look over your lease, but it's likely that you're protected and well in rights to charge the entire amounts back to the resident(s) ledger with invoice uploaded, photographs if applicable and any communication with the vendor who complete repairs, even in situation SFH #1 (regardless of familial status).

The house was absolutely photographed as those were the photos used to advertise the property for lease.
