Then in the FHA year I'm in the area , I would build a team and pick up some SFRs where I would then vacate the MFR and continue working with the team to continue building a portfolio from afar.However, I talked to a lender and learned that FHA won't approve a loan if you don't already live within 90 miles of the property. 

No one was saying, "we're gonna homeaway this vacation instead of staying in a hotel".

If you can't do the work with the tenants there, then they need to vacate. 

My wife also ran a vacation rental business in Tucson.

Another's phone number no longer works, and another seems to want $1000 flat rate plus fees even if the tenant moves out on their own accord after the notice to vacate is served and we never even have to file a case.Can anyone recommend someone to handle this?

@Caroline C. we did something similar when we sold our vacation rental. 

If you are told by seller of a bad tenant, or you just want it vacated, you can stipulate the unit(s) be vacant at close or notice given (in CA they get 60 days notice so they may not be out by close date) but that's the seller's task.
