Every market is different, but generally I shy away from condos as rentals; you usually get little to no land, therefore your investment is in a slowly crumbling structure that you may have very little control over due to an HOA.

In the event that you hire a broker it is industry standard practice for leasing commissions to be baked into the lease rate and usually amortized over the term of the lease and often times with a standard cost to capital added annually.

Usually the tenants are so concerned with a new owner kicking them out that they go above and beyond to make their payments on time and take care of the property.
