A couple hundred for your time is fine but some charge way too much.Markups on maintenance just encourage maintenance and make the pm more likely to agree to repairs or upgrades when they aren’t needed.

Ha, yup, brutal honesty is best.Although, both of those sites could use a makeover/upgrade, especially Chandler Reports, it's currently allowing for insecure logins.A part of me wonders if building a similar, smaller tool (more focussed reporting) for next to nothing to use....might be worth it, as it would connect me with many investors.

I would focus on ugly / smelly that you can fix in 2-3 weeks Max (paint, flooring, maybe upgrade kitchen or bathrooms) and get sweat equity from that differential (and a little less competition from move-in ready homebuyers).
