All of Memphis and Shelby County property data

How valuable is it to have the ability to search on any aspect of all public records of Shelby County (Memphis, TN)?

For instance, in the public Shelby County assessor site you cannot currently search for "all duplexes", or "all triplexes" or "all duplexes within a zip code" or "all duplexes with x,y,z property attribute"...or various other aggregate reporting options you can think of.

I have a crawler that I have been able to scrape..well, all of it...and was about to build a small tool for myself as I look for some small "multifamilies that are not for sale, but haven't been sold within the last 2 decades" for directly approaching the owner.

I was curious if this was my "unfair advantage" and that I should shift focus to building a small tool around this constantly-refreshing data set, charge for certain lists or reports, etc?
