Update: I eventually told the tenant that if she doesn't move we would take legal actions.

The property was clean and well maintained but could use a few updates.

Some counties update the list each week before the sale, meaning the property you WANT is no longer available.

Just an update (especially for those, like me, who search out results for similar situations) - I won the case, not that I didn't expect to as I've auth'ed everything complained about and even placed a new roof on the home (my doing, not the tenant, yet this would further my side) months before this was even an issue.

I realized that money is made when you have specialized knowledge and you implement that specialized knowledge creatively and diligently.Maybe the reason why you're struggling in doing a deal is because you don't know some of these techniques so you're entry and exit strategies are limited.Hope this helps and inspires you.If so, reply to this and if you have questions, let's have a discussion here.When you buy an apartment building do you rename the building and update google etc. in order to rebrand the property if it had bad reviews etc. or to get a fresh new view from tenants etc.If so how do you rename a property?
