Unfortunately, I had to pay 5.80% for first 2 properties and 3rd one (I protested) they offered me 5.25% and that's the lowest they would go at this time.

To be a good investor you need to: Be self-motivated to work hard (this can be proven by earning a good income)Have basic accounting skills and ability to follow the money (this can be proven by setting and staying within your monthly budget)Live below your means (this can be proven by setting aside a little $ each month for investing)Be responsible and keep up with things (this can be proven by paying your bills on time)Lastly but certainly not least, delay gratification (this can be proven by not cannibalizing your investment savings when circumstances of life tempt you to do so).

Not fair, but unfortunately, even if you go to the credit reporting agencies directly - the score is different than what an potential creditor gets.- I understand that you have a charge off on the $ 1,000 that you didn't pay?

“I am not a legal expert but I do know from experience you will have to wait 1 yr to qualify for a 1031. 20% is typically the minimum for conventional financing but 25% for investment actually gets you a better rate, either way you should avoid PMIPersonally, I know your market, you could buy a few SFHs in that area with much less pain and uncertainty at great deals, get cash flow and not have to worry about all these other extenuating circumstances and the transaction cost involved.Hope that makes sense
