You probably can't get it done now, since you moved out, but while it was your primary you could have done a HELOC to be able to access that money if/when you found something worth buying. 

Typically Investors complete a 1031 exchange out of active ownership/management into a DST because they are looking to defer capital gains and stay in real estate to build their wealth but are tired dealing with tenants, trash and toilets. 

Some are local people to the listing and assist in boots in the ground activities, others just do guest communications etc.A PM is not necessarily a building manager, but does typically manage the whole process property.

Can I simply let them know I do not intend to renew the lease in November, and if they stay it's a standard eviction process the same as a typical tenet?

Also worth noting which areas are appreciating in value, since you’ll have to have an exit plan eventually and the extra value add is a great bonus.

@Kelsey P.Check with your state, you should be able to find what the requirements are for any changes in the lease.30 day notice to vacate is typical for a 30 day lease.I would write up a new lease, give it to your tenant to review and ask them to sign or vacate at the end of the current lease.I wouldn't want any old leases tied to a new lease with an addendum.
