@Renzo Roffmann property taxes alone are not a reason to sell.RE investing via rentals is a long-term process.Advise that you wait a bit longer and really work the property before making a hasty decision.Can you also STR the lower unit?

So you never think in terms of hours worked or which day etc etc its what you do to live ..

"Pre-foreclosure" is a term that is misunderstood often...it indicates that "lis pendens or notice of default is filed (consider it a lawsuit) until the property is sold."  

However, if it needs that much work you are probably better off going with a hard money loan and then doing a rate & term refi once rehabbed.

We (my wife and I) decided instead of buying a new home and renting our primary we would buy an investment property with the funds instead and just sit tight in our current home in the short term.

There are opportunities for various strategies here- short-term rentals, medium-term rentals, long term rentals, BRRRR, flips, etc.
