The increase in the number of transactions seller financed was a pleasant surprise since it is such a hot real estate market with many cash sales or sellers not needing to offer concessions like owner financing.We usually see increases in seller financing inventory when conventional lending gets tight or a real estate market softens.

A written estimate with accurate numbers is NC for someone I know for sure will use me for the work, other wise $100 hr....a proper estimate with exact number would take about 10 hrs.Investors are notoriously cheap, always on tight budgets, running out of money, in a hurry, can't make up their minds. etc.

Sometimes it's justified because of specialty workmanship (sometimes that's just what you're going to pay to use this guy--who eats lunch at the 7-11 everyday on a tight budget while you live in what he perceives as Luxury).If you screw through some custom plaster job, or custom paint job you may have to pay for the entire  room to be repainted.

@Michael Doll in most states it’s on the buyer to do their due diligence and make inspection objections, ask for seller concessions, or request the seller to remedy a situation etc. during the appropriate timeframe of the contract, prior to the contingency deadlines.

Not much time. keep in mind if credit gets tight the first thing to go is all these HELOC's investors use.. they can get frozen and in some cases called and the borrower is stuck ..
