What are your long terms goals with the property?

Folks don't go broke taking a profit.That said, if real estate is a long-term business for you, maybe start portioning cash flow into capx so these issues/expenses aren't as worrisome. 

Worse case you can furnish it and put the property on Airbnb or peer space as a venue space or STR in between long term tenants.Using an agent or property management company to at least get it rented could really set you up properly.

For long term I require renters insurance, for  a month I suggest it.

We have separately been involved in investment real estate for several years, and we are now planning to start a new business together with intent to invest in long-term multi-unit rental properties in the Carolinas. 

It really depends on what you are looking to do in terms of property type/strategy (turnkey, BRRRR, flip, etc). 

Since we focus on mid term rental and they usually stay 3 to 9 months.

Its time for me to get serious as I want to build a long term rental portfolio that can carry on through my golden years and for my children to one day take over. 

This is a very short term loan which is typically repaid same day. 

Even with the current market inventory is moving since it is a more affluent market used for building your equities and long term wealth.
