It may be ok if you move in after the HML loan is paid off. 

Being conservative with my reserves is causing a lot of deals to look bad on paper (after moving out of the property).

I know people who love to travel and move often... they mostly rent. 

Do deep research to find areas good for investing, with lots of people renting, new jobs, more people moving in, steady money flow, and chances for the place's value to go up.

If the Minnesota market has duplexes or 2-4 multi-family units, this could be a great way to get started.If you already own a home, then I would say to do some research on the top places around the country to invest in and build a team and a network of experts in that area. 

If you don't do it yourself, make sure you have mentors or team members that will help you through these decisions. 

Hello,I moved to Stevens Point, WI last month and want to start some real estate investment in 3-6 months.

I only recommend selling when you can invest in something else that produces a greater return or move closer to your goals. 

I also dont have a team of people yet to help me besides my realtor.
