Aussie investors tend to buy property and hold for either appreciation (the primary motive for buying in Australia, as our yields are much lower but capital growth stronger), or for cashflow in retirement (almost nothing cashflows on purchase here; but over time with rents increasing and mortgage interest being stable, it will).

I've spent a lot of time and money figuring out how to make money in this business and if I could have worked for someone for 6 months who could have taught me the basics of what I know now, I would be years ahead of where I'm at and hundreds of thousands of dollars stronger in my net worth.What Mike and Douglas are overlooking is that every part of this business is simple and easy once you've done it long enough, but so is everything in the world.

Any installment will require a set price at the time of contracting, so to say that the purchase price in five years will be X dollars and increase annually tied to the CPI for example, won't fly there.As to the Homestead exemption, that goes to the buyer under an installment purchase agreement.

By convention, in the U.S. we prefer to sign the contract first, even if there is a large possibility that a closing will never occur.With the tremendous increase in wholesalers tieing up properties which will only close if they find an end buyer, many sellers now require proof of funds to eliminate tieing their property up with people who will only close if they can sell the property at a higher price.
