We are Canadians investing in Toledo  and have no issues getting financing .

I left my full-time job 6 months ago to be a stay-at-home mom, so we would not qualify for a traditional mortgage at this time, but we’ve recently noticed listings in our area that would be perfect investment opportunities.

@Lauren DiMeoRecommend exploring as many sources as possible to get referrals AND cross-reference them to get as much accurate information as possible.Check out NARPM.com, BP’s Property Manager Finder (BiggerPockets: The Real Estate Investing Social Network), etc.Also, encourage you to learn from the mistakes of others - by reading posts here on BiggerPockets about owners not having their expectations met by their current Property Management Company.

I have since needed to hire a new CPA and he is saying that I cannot use the remaining 5 & 7 year buckets as 100% bonus depreciation and that they can only be used as accelerated depreciation which helps a little but I tax planned and strategized based on being able to use100% bonus.

Are you kidding me, your entire investment is based on using the property for short-term rental - any complaints by neighbors and you have to cease.
