I personally prefer the previous person’s post of the two 5 year leases because if your dentist has either bought or financed all of the equipment to start the practice they likely will have run the numbers on how much it will cost to stay open for more than a year.

It does all come down to the lease, however, if you like the apartment and want to stay there, I do suggest talking to the landlord.

That said, it's definitely something worth considering given the high demand for the eclipse as well as other local events in high demand for short term stays (SXSW, ACL, F1, etc).

I have one in Boulder County that I set up for short term but ended up renting it long term at the same rate I would have as an STR because my very first tenant decided to stay a year and offered to pay full rate.
