Unfortunately, it seems like the state of Texas forbids HELOC's on investment properties and I am reluctant to do a cash out refi (or sell the properties) as my current hard money rates on these properties are between 4.5%-6%.

Can we discuss the option of 10% down and how it would work to get a lease agreement signed and the details on what I need to do?

At that percentage I end up paying significantly less in interest over the length of the loan, but where I get into issues is if I ever want to/need to sell any of the properties before they can appreciate in value to be worth the list price.

The current tenants have a lease until end of January, which I will honor.
