Does it have to be specifically a hospitality appraiser or can just a commercial appraiser do it?

I have it in my lease specifically that even though utilities are "included" there are caps on the monthly amount I will pay and the tenant will be billed for anything above that amount.

They were both off by a large amount.So, can you tell me what a house will sell for 6 months from now when you finish the rehab and put the house on the market? 

I know you are there, but this is a market that is down from its previous highs by a lot.

I currently go to school in Montreal so the market doesn't really interest me there for what i could paywhen I say I can get the all the money its just that it's not like I need for my potential partner to chip in but I just think that he should chip in, at least a little bit so that he would feel more "invested" in the project.

In a sellers market , I can see the sellers telling the buyers to just add the commission to the price or pay your buyer agent out of your pocket . 

So do tax sale purchases clear all clouds from title, making them marketable?
