If I were to rate the cities on safety, schools, and "niceness" from best to worst I would say: SCS, North Warren, Roseville, Eastpointe, South Warren. 

If that's the case then it's cheaper for the tenant to destroy rather than repair.Always, as @Russell Brazil suggested, look at other rentals in your area and see what is customary.

Property in Bakersfield will get you significantly more bang for your buck than down south where you are.

I'd really want to find one in Plano, Richardson, McKinney, Whiterock or perhaps closer to downtown (not the west or south side).
