I don't do DST's, but my understanding is they have deals where the funds can be held temporarily. 

We are both residential appraisers working the NE Florida markets looking to transition over the LONG term to replacing our modest annual income through small/mighty single-family by buying in the path of progress where prices appear to be somewhat undervalued relative to long-term upside potential.

(I just won’t own a property where there is an existing safety issue I can’t fix).

I’m new to this so I’m not too sure where to start any advice would be appreciated.

It's NOT rocket science to figure this all out and the state even provides a website where you can estimate what your property taxes will be AFTER your purchase. 

Are you okay with breaking even/losing for a few months to a year before seeing cash flow, for the sake of being in a better area where your property will appreciate much faster?

I have been in my home for 7 years and have accumulated some equity and wouldn't mind using this to buy a rental 

We had a property in our state where the real estate taxes jumped from $40K to $60K per year. 

Where am I in the capital stack.

Worth area where you can easily find move in ready 3/2/2 homes for less than $300K with strong rents and low days on market.
