I am interested because I think I can increase their income because there are so many obvious things that they are not doing. e.g online marketing, a website, social media, etc. 

At the end of the day, door knocking, cold calling, talking to your sphere of influence, mailing, social media marketing, it all goes down to bringing value to people as the local expert, educating, giving them something valuable, and then asking EVERYONE this simple question: "Have you been thinking about moving?".

On that income you would be subject to Social security and medicare taxes (payroll taxes) and federal & state withholdings.

This salary is subject to Social Security and Medicare taxes (15.3%) which would not normally be the case, so you've just increased your taxes paid.There are other significant issues regarding property transfer upon death, basis issues at sale, etc that come into play as well.  

Lots of people are paid 2 times a month the 1st and the 15th.. and some on social security are not able to access their funds till the 3rd... so relax and if your stretched thin on your budget then I suggest you save up a couple of months rent so your covered for turns because they can rent somewhere else.. and then you won't have to worry about collecting rent at all.. 

They should know what this is, the tenants will need to provide their social.

There are other strategies (cold calling, social media, landing pages, ad retargeting, etc) but most folks utilize those in addition to a solid and persistent direct mail marketing campaign.

I have been working as a Registered Nurse for 5 years at a hospital and my wife is a social worker for an insurance company who works mostly from home.

My favorite hobby is salsa and bachata dancing, and I've loved social dancing in many of the cities I've visited!
