The implication is that it will not be hard to find an investment RE that is likely to do better.  

@Matt OberskiI suggest trying to get your message out through online, offline and social media channels. 

There are books out there that can help you understand the tax implications for RE investing, including Cost Segregation, LLCs (series and single members), Section 179 and Bonus Depreciation, and how to work with your bank to utilize the equity in your property from appreciation and paid down principal from your Mortgage make cash free purchases. 

Have her get a lawyer that understands all the implications--I certainly don't--and can guide her to acheiving her goal of helping all, it may take a different form than she originally thinks.

(While practicing state mandated social distancing protocols of course.)

You also want to think about the property tax implications depending on how low the property tax basis may be as this transaction could trigger a reassessment for the portion you receive from your grandparents (if the property is in CA).
