But, usually the problem is other things....no rotten wood, no peeling paint, no "trip hazards", electrical and plumbing up to code, windows must function properly, etc.

The house is worth about $70,000 - $75,000 as is, but with new siding and windows I would see that jump to about $95,000 (the house next door sold last year for $95,000 and it has a 1 car garage compared to my 2 and my house has a breaseway and much larger driveway, plus there home had an older roof and about 15 year old windows/siding, but it had a fully furnished basement).

PDF is a pretty safe bet; there is so much stuff floating around in PDF that either Windows 20 and Mac iOS XX will still come with a PDF reader, or whatever they do come with will have an "import PDF" option.

Funny thing happened around 2003-- by 2006 i was selling- real estate price appreciation was abnormal- Banks started lending money to anyone including non citizens no doc loans- Lower income people moved in my neighborhood in droves- the local mortgage office had a tinted black front window - i am seeing a new strange visitor-- the newly minted chinese millionaire that has illegally sent his money to the usa--- they are bidding with bags of money and overpaying for the real estate--- this is another disgrace of this country not following its own laws.- Pay particular attention to california and ny

@Ryan Haase  all mold issues we ever dealt with were tenant inducedthe number one was tenant using garbage bags for window coverings. since there kids destroyed the blinds we had in the home when they moved in.LOL
