Seldom do the good deals ever make it to a listing.Find a reputable commercial broker; demonstrate to her/him that you are a serious buyer {i.e. you have the means to purchase a property of this size}; provide the criteria of what you seek: stabilized, turn-around, class A/B/C/D, etc.

I've done comparables in which my subject property and the comparable had identical square footage and lot size, both three bed two bath, built within two years of one another and were only a quarter of a mile away.

I would suggest to partner with other investors, for building of that size a lender would go with 25% minimum down payment.
