The house was originally a duplex, but the city enforces a rule that a duplex that sits vacant for 12+ months in our zoning district, then it will be a non-conforming use and thus must be converted to single-family. 

Make sure you have a buyers list that receives private communications.

I think a lot of the issue though comes down to communication.

How significant is the age of a home in your decision to invest? At what age is it a “No Go”?

My opinion is ultimately the PM company should be held liable to make sure this vendor gets paid.The PM agreement states: (21) hire contractors to repair, maintain, redecorate, or alter the Property provided that Broker does not expend more than $ for any single repair, maintenance item, redecoration, or alteration without Owner’s consent; Leasing & Management Agreement concerning: (TAR-2201) 6-1-10 Initialed for Identification by: Broker/Associate and Owner , Page 3 of 11 (22) hire contractors to make emergency repairs to the Property without regard to the expense limitation in Paragraph 4A(21) that Broker determines are necessary to protect the Property or the health or safety of an ordinary tenant;3) Should/Could the vendor file a mechanics lien at this point?

The single bowl sink is more popular now.

Might make sense to invest in single families.  

In California, the landlord needs to return your deposit minus expenses within 21 days.I would recommend any future relationships you have with a landlord be formal and any communication regarding repair requests, lease terms/agreements,  etc be in writing.

I have all 8 units (6 SFRs and 1 duplex) managed by a single management company now.

Would anyone suggest investing in a single family home in Wendell?
