If the liens are recorded.. they are acting LIENS...to do what there supposed to do ...Lien...Any prudent buyer would have a title search done on the property prior to closing to make sure there are NOT any liens on it, and to be safe buy title insurance....Deals don't have to be complicated to be good deals.Caveat emptor !

Aside from the millenials who are afraid to buy for a variety of reasons, 90% of the renters we encounter have credit issues...or they'd be buying.I would think that you can pretty safely have the potential renter pull the credit themselves and their criminal.

As mentioned, call your local title rep (or 2, 3, etc) explain double closings, double escrow, assignments of contract (PS, these things are different from each other, be aware of that) and see if they vibe and have done those transactions.
