We put the cost of the fee that we charge no matter what it is.

Cash flow in this market would be bit of challenging unless you are putting a good down payment.

Meaning if I’ve gained say $50k in equity (just and example), and I put it on the MLS, and the end buyer purchases it, how does that look at closing?

Of course there are exceptions, but that's the majority anyway. thats a nice way to put it Marcus.. deals are like street cars there is always another one on the next corner..deals come from everywhere.

For a rental, you need to put 20% down.If the banks will lend you $1.4M, then you could buy a place this year, wait at least a year and then buy another one for you to move into and repeat, but the banks will ask why you are moving. 

I've never bid on an foreclosure auction before and I was surprised the bank would risk losing the property to tax default....but maybe they just want rid of it either way. 

I do plan to put it in a LLC eventually at some point after I move out so I was just thinking if I should just make it separate from the get go?
