roof is nothing to play with. its a costly repair . make sure you go with a reputable company that's being many years in business because you need someone to back up their work. reputable companies are usually not cheaper but you sleep better when you know someone is there when you need them also they provide you with the manufacturers warranty.

It is much easier now knowing all the contractors, and suppliers and going through the whole process front to back.

@Gary McGowan would have a better idea than I of who is reputable in your area.

Solution: Make sure there are a lot reputable PM that are willing to manage your property before buying, interview them.

I built up a reputation over time and gained valuable knowledge from others, both by the info they posted and by the sharing of experiences.

They have a very good reputation for excellent training and work well with investors.  

I will pop 1 to 4 deals a year from newbie agents bringing me killer deals on a platter IE they don't know what to do with them and I have a reputation of buying said deals... :)

A lot of the turn-key property management firms you can find through BP have solid reputations and a long history of working with remote investors, including foreigners such as Australians who see our rental markets in places like Atlanta, Memphis and Texas as superior to their local options.
