The last time the rent was increased was more than 3 years ago.

Houses sell relatively quickly and rentals are rented before they hit the market.  

The SFH and the 1b/1ba ADU are currently occupied by tenants under RSO and paying far below market rents.

The Emergency Rental Assistance Program has a ton of money still available and they are granting people up to the full amount of unpaid rent AND up to three months of future rent.

We plan to rent out the basement on a medium-term basis - we are going to install a full kitchen down there, put a lockable door between upstairs and downstairs, fence off a private section of the yard, and there is already laundry down there, so it will essentially be an up-down duplex with a separate walkout basement entrance.

My last project just appraised for $193k and generates $2,400 gross monthly rents (duplex).Google the "state of the city address".

I live in one and rent the other for $400 cash flow.

I have befriended a real estate agent (who has become a true friend) and her son (who has aspirations to get started in real estate as well) and he has a house that will be vacant and is looking to rent it out.

I have been reluctant to even consider renting it out until just this week. 

This is typically due to a high principal and low median rent within the area or its remote and I believe it may be a struggle to find tenants.
