I've been around the net for a long time - when forums and boards were just mere, IRC (Internet Rely Channel) rooms.

I rely, in part, on technology to assist my remote clients. 

I relied on my team to help me decide if the property would work for me. 

I just feel uneasy about having to rely on these people to send me items after the property has been transferred and closed.

If they aren't willing to play ball then you need to find someone who will.Just don't rely on them as your only option because then they have all the leverage.

I wouldn't simply rely on the title company's form because they do not represent your interest.   

I would not rely on Zillow to determine your appraisal value.

@Roger Vi I have the reserves & extra cash flow right now if I were to buy another property and it were to remain vacant, but it relies on me continuing to maintain my job security/paycheck.

I have always relied on visual data in the form of time series charts to make decisions about markets.
