Are the numbers accurate?

hey family,

I came across a single family home on zillow 3/2 property all brick. The home is currently tenant occupied. The price for the home is 30k and he rents for 650. I viewed the tax assessor's and the property value was over 90k last yr. Is the number safe to say it will appraised for this value? The numbers sounds great. Oh the neighborhood is near a governmental assistance apartment complex and the school system is fair.What do you all think?
