Turnkey does have a great hands off approach but there isn't much wiggle room to build equity as stated above.

Hands down the quickest way would be to find a MF property with below market rents. 

With COVID I can understand why you wouldn't want a bunch of people walking through the unit but your current approach isn't getting any traction.
