Good that it was my first pure investment.

Saying that real estate requires a higher degree of knowledge than say undergraduate work in college is pure hype to justify getting into  people's pockets. 

So in the event that the seller exaggerated rents to make it look better than it is, and the agent did actually know and cover up material facts to make the sale - I say go after both of them.I know from a pure, 100% business decision POV: it doesn't make sense per what others have said.

For the first three weeks, it was mostly happy happy joy joy.

Is this show based in any reality or purely for entertainment?  

I don't know that I'd currently risk my credit score for $750 a month, but maybe when I'm done with acquisitions or I move purely into commercial it'd be a fun little supplement, enough to buy and maintain a little hobby boat or plane.

If you can't obtain financing on a purely economic basis, there is a reason.

Anyone who just writes offers at some % off a listed price is probably a lazy idiot, that's pure guru junk.

Now if I put 60 hours a week into real estate I may find less joy than it is now.
