Make sure it's not listed before you waste your time thinking you will get it under your contract.Do you have funding set up?

My bet is not necessarily that the listing agent has another offer for a higher price, but that he or she has another offer from his or her own client, thus a chance to get double the commission.  

I do want feedback as I am open to refining this list further.

I have lived in it for a year.1533 mortgage 194.00 HOA 3 bedroom, 2.5 bath, 2 car garage 1700 sq feet One is listed for rent at 2,000. 

This street is essentially owned by out of state investors and several homes are listed for sale by out of state investors looking to get out.

Judging from nearby listings and sales, it looks like you might be able to get $155k-165k with a full rehab.

One seller a brokerage wasn't even going to take their 25 unit apartment listing for 900,000 but the seller owns a third of properties in that town and is consolidating for retirement and estate planning to leave to his kids.

I also require they get renter's insurance with a minimum of liability amount of $200,000 and I am listed as an additional insured.

They look for properties where the new owner's address is listed as in another state, or at least far away assuming that the hassle of dealing with an out of state property will motivate the owner to sell.Unfortunately I can't seem to find the podcast to figure out how the heck they got this list so I thought I'd reach out as I couldn't find anything already in the forums.  

Write it up as a personal letter.When you do all that, then contact a local RE Agent to give you a list of all the houses in that neighborhood that have sold in the last 5 years with all cash.
