Does anyone know which lenders would provide financing to cover the sellers equity?

Also, no receipts had been provided to the tenant because we haven’t had the cleaning service done yet.

I would prefer not to have to commit to an agent at this time, so an individual who has great real estate experience but is not a realtor is preferred.
