Hello EveryoneI'm looking to buy a standard lot which is a buildable (as far as county says) has it's own address, is zoned single family.The wetland on it is isolated and there are many houses around the lot, the neighborhood is established.Seller has a permit from Florida environmental protection, allowing to build a SFR with a plan to keep part of wetland on the backyard.

This means that there is no longer a third party to collect fees or protect against fraud or miscommunication between parties - eliminating opportunities for corruption and saving buyers thousands of dollars in closing costs.

I'm hoping to leverage my expertise and network- looking for opportunities for new builds, intensive renovations, etc.

Hey @Jake Arden, one of the main benefits of an LLC is that it protects you legally. 

Then go buy another piece or land that borders protected land or land not at risk of adjacent development. 

Trying to balance cost and risk protection.

The land trust in and of itself won't offer you the protection you're looking for  - however - the land trust will list a lifetime beneficiary and a deathtime beneficiary. 

We all hope this doesn't happen again, but is there anything we as landlords can do to help protect ourselves from a new Moratorium of the future do to COVID-22 or something (God forbid...)?
