Getting started (and not burned) is the hardest part.

Marketing: customer segmentation and place/promotion for when/ where to advertise Economics: Opportunity costs, agency costs, supply and demandStrategy: Competitive advantage, value proposition. 

They will usually form a new entity that only receives the asset management fees and the promote earned on the projects where external capital was raised.

Accelerating that time line either requires equity partners or the churn and burn of doing flips, which then gives you capital for new deals.

My lease says no candle burning.

If you try to do everything at once you'll likely get burned out or be mediocre at each. 

Putting your hand on a hot stove top defies conventional wisdom and also results in severe burns.

For as many people that fall in love with real estate investing, there are several who have moved away from it and/or have been severely burned by it.
