I have a HELOC on my 4 unit and used it to help fund two other BRRR projects.

Most options are 1bd/1ba and just wanted to know if anyone had some specific area knowledge that might help!

Consider saving, or bringing in a partner to help hedge the expenses 

Yes, I've both done a few 1031s and helped more than a few people as the QI for their own 1031 exchanges over the years. 

It might help pay for your expenses if you house hack but I bet the number of markets a 3.5% down payment is cash flowing has shrunk significantly over the past 2 years.

I asked a dozen times for someone to just walk me through 1 deal from start to close for a $15k product you would assume that a couple hours of one-on-one time would be included but it's not.

I called their help center and unfortunately found them less than helpful. 

Make sure they are someone qualified to help for this!
