I wanted to take a few minutes to thank everyone for the private messages that I received especially from a couple of people in particular @Nghi Le and @Sandra Warren that helped point (lead) me in the right direction.

I also have private investors that fund my fix and flip projects.

Then I would search local craigslist listings looking for private sellers.I developed relationships with some local attorneys and accountants and would visit them weekly asking for any clients looking to sell homes or deceased estates.  

I spoke to a few lenders(private and banks) to check my option for funding new construction.

I would only go this route if you can't qualify for a regular conventional mortgage or if you don't have someone you can privately lend from.
