It is more like a small barn because it is tall and very spacious at about 600 sq ft.It is located on a very desirable cul-de-sac street with almost zero traffic - super quiet, safe and private.

It makes sense for a private owner/self manager.Lastly, if the resident does not take possession within 5 days of the start of the lease after indicating they will not be, we post and mail an abandoned property notice with a 48 hour response window, then start the deposit accounting process. 

I've done quite a bit of research on private investing/hard money, and I'm thinking about starting out with hard money and ending with a bank loan after a year.

Also for successful investors they have more than enough private money.

I acquired 16 properties in about 3 years with commercial loans and private lending.

HI All,Any thoughts on investing in private lending vs hard money vs 1st position performing notes as far as 1) typical returns and  2) availability/ease of finding good investments in said category.

Lender isn't going to give conditional commitment with no specific property (nor would a private investor with no actual "deal").Just wondering how this has been navigated by you experienced folk.
