This can be as simple as, when you go out with some friends for a beer, they "joke" that you should pick up the tab, but actually expect you to.But if you maintain the same standard of living, same principles, then nothing changes, except a bigger real estate portfolio.

"The Art of War" by Sun Tzu is also great, get one with historical commentary as it has some great examples and anecdotes of the principles in action.This may seem like a weird recommendation, but "The Dispossessed" is also great and will change your worldview on compassion and empathy.

DSCR stands for debt service coverage ratio. to calculate it you take the lower of the two lease agreement or rental survey from the appraisal.Divide it by Principle interest taxes and insurance.
