Instead of properly installing a new foundation, the investor simply removed the failing bricks and stacked up pressure treated 2"X4" on the soil under the exterior walls of the addition and enclosed the sides with plywood to cover it up.     5.

If you can get something that cash flows now, even taking into account putting an amount back for major repairs down the line, then you can take your time waiting for the market to rebound and pick the best time without being under pressure from a negative cash flow situation.

Closed on a property and got it rented out 45 days afterwards.I didn't get utilities on the property during those 45 days so the gas company said I needed to pressure test the system before they'd activate new service since it was off for a month.
