Thanks @Matthew Olszak, they have me dead to rights on the CRLTO violation, but just applying pressure with a 5-day notice while also sending them emails with generous offers (though not as generous as the CRLTO penalty).

They have amazing techniques to solve foundation problems; from those long screw augers to pumping high pressure concrete into the ground.

I'm a single father of twins I'm 22yrs old and I wash dishes as a job and don't have enough money coming in to hire a mentor or to join those expensive courses they offer after the seminars.

We put the pressure on ourselves and made sure the numbers worked.

Rezoning increase Inventories of its class, which mean deflationary pressure on $ price/sft ?

Just wanted to give an update, Tenant refused the relocation fee but agreed to a rental increase to $900 a month for some minimal improvements (washing carpet). 

So I leased his building the same way I would if I were a real estate agent leasing for a commission (though I didn't charge him as they're soon to be my tenants)The nice thing was I wasn't under pressure to find people that wanted to move in ASAP.  

I agree we are facing a nation wide shortage and this will continue to put pressure on pricing but buying over priced existing for appreciation the not only way to go in those markets.
