@Andrew Horner predicting economic swings is way above my pay grade and near impossible in my opinion.I know people in Austin that are still buying cashflowing rentals, despite what everyone's mailman says is possible.

If it makes sense then I am in.I cant predict the future, however I would love to review this thread in 6 months time to see what has happened and where the values/sales sit including the rental returns. 

Not a shot at anyone, it's just that no one can predict the future.My advice, regardless of what niche, would be this (it's basically the same as i just posted on the other thread):1) Do not buy any challenging properties now; sell if you have any. 

I'm not trying to predict anything but this bull market from the lows of 2009 is now almost 10 years old.

You also don't need to time the market and predict the future to make money. 

I was thinking it would be best to show at random times throughout the day and switch it up every day so I am not predictable.

I know from previous posts some people had suggested getting one from a used appliance store but the PM had recommended against that as reliability might be harder to predict. 

Remember you heard that prediction here first. 

Have liquid funds to buy more houses during the bubble burst and descent, that's if you can predict when the bubble will pop.
