@Sejin Kim, I will also add that I would trust some folks like @Andrew Steffens to give me all the deets on a property without me seeing it.Contributors on BP that post a lot without asking for a thing in return are people I can get behind.

Also, people become spiteful about paying taxes when its sometimes cheaper to pay the tax -- already had a real life example with another person's post.

I'm really hearing the echoes of everyone on the forums here talking about the importance of tenant selection (we inherited this tenant).Fingers crossed for you, I can only imagine how stressful it must be.

And, my sense from your post, is that you are looking at a single RE syndication. 

Maybe the landowner would consider you posting performance bond aka a surety bond in lieu of getting an insurance policy.
