There are plenty of businesses where the principal hires out most, if not all, of the work - which is what you are describing here - and I don't think the outsourcing in itself changes the character of the income to "passive."

We had gone in with a fully underwritten loan commitment, which added a lot more weight to our offer, and the fact that Ive closed plenty of deals with this lender and could attest to their ability actually landed us the property over another potential buyer who offered a higher price with a contingency to sell their previous property.

Some more popular than others.I definitely would not offer anything close to 210k they are asking for as having seen it first hand, and talked to tenants about problems, there is PLENTY of work to be done to get it up to AirBnB standards.
