I’m looking to build a team of players likeminded people.

I've spoken to a few other firms, but it seems that the ones who look at an apartment building as an asset to be optimized aren't willing to take on something as small as 15 units.Here's the type of optimization that I'm hoping to see, in addition to general management competency:1) Turn time (between the tenant vacating and the unit showable, listed, and accepting applications) is viewed as a metric to be optimized2) Lease-up time (after the unit is turned, how long before a tenant moves in)  is viewed as a metric to be optimized3) Rent collection is pursued through all legal options4) Expenses are minimized both programmatically ("Water bill is high.

You can try to do home path/home possible with low down payment programs but you will be competing with the seasoned flippers/buyers in CA. 

Once you are here there are a few meet ups that happen in the area and that is the best place to meet other players in the space. 

However, getting another competent accountant to work on your project 3 weeks before the deadline is a long shot.

As far as networking gear goes, they are a somewhat new upstart providing gear that competes with the "big boys" like Cisco, but at a far cheaper price. 

For example, Absentee Owners get a lot of offers so it's hard to compete. 

The rental unit was cash flowing positively for the first but last year property taxes went up and pushed me into negative cash flow.I tried refinancing earlier in the year to bring down the monthly payment but the lender gave me a higher rate due to the fact that it is considered an investment property vs primary residence.I'm thinking of selling It due to the fact that rental prices have dropped in my condo building and if I were to compete at that price point I would be forced to operate at a lower negative income and estimate loss of 3k/yr. 

There's a lot more pressure to make sure the renovations are competed within a given time frame and that the property appraises for high enough to repay the lender.
